Condo Epoxy Flooring in Toronto

Metallic, decorative, and high-gloss epoxy flooring for Toronto condominiums — individual suites, amenity rooms, party rooms, gym spaces, and underground parking levels.

Condo Floor Systems

Six reasons Toronto condo owners choose ProEpoxy.

From downtown core high-rises to Etobicoke and Mississauga mid-rise condos — our systems are engineered for the unique constraints of residential condo buildings.

💨
Low-Odour System Options
Water-borne and low-VOC epoxy systems are available for occupied condo buildings where solvent odour would affect adjacent units. Safe for residential environments under Ontario Regulation 419/05.
📅
Weekend-Only Install
Most condo suite epoxy projects are completed over a single weekend — grinding Saturday, coating Sunday — so owners return to a finished floor Monday morning without missed workdays.
🏢
Suite & Amenity Applications
From individual condo suites to party rooms, fitness centres, co-working spaces, and rooftop terrace areas — we work across all condo application types with appropriate system selection for each.
🌊
Metallic Decorative Finishes
Hand-crafted metallic epoxy systems create one-of-a-kind marble, ocean wave, or geode effects — popular in luxury Toronto condo suites as a statement flooring alternative to porcelain tile.
Condo Board Compliant
We provide all documentation required for condo board approval: certificate of insurance, WSIB clearance, scope of work letter, and building access requirements including elevator booking and floor protection.
🚗
Underground Parking Systems
Commercial-grade polyurea and epoxy systems for condo parking levels — chemical and tire-resistant, with line marking and anti-slip texture. Different spec from suite systems; quoted separately.

FAQ

Condo epoxy flooring questions — answered.

Can epoxy flooring be installed in an occupied condo in Toronto?
Yes. We use low-VOC and water-borne epoxy systems specifically formulated for occupied residential buildings. These systems produce minimal odour during application and cure, making them appropriate for condo suites and amenity rooms where ventilation may be limited. Weekend-only scheduling means residents in adjacent units are not affected during weekday business hours.
How long does it take to epoxy a condo suite in Toronto?
A typical Toronto condo suite of 600–1,000 sqft can be fully completed in a single weekend — diamond grinding on Saturday, primer and base coat Saturday afternoon, topcoat Sunday morning, with the unit walk-ready by Sunday evening. Larger suites or those requiring extensive concrete repair may require two weekends.
Do I need condo board approval for epoxy flooring in my suite?
In most Toronto condo corporations, suite renovation work requires notification and approval from the property manager or condo board. We provide a letter of intent, proof of insurance, and WSIB clearance on request to facilitate approval. We coordinate elevator booking, floor protection for common areas, and debris removal to meet building rules. We recommend starting the approval process 3–4 weeks before your target install date.
How much does epoxy flooring cost for a condo suite in Toronto?
Condo suite epoxy flooring in Toronto typically costs $6–$10/sqft for a solid colour or metallic system. A 700 sqft suite runs approximately $4,200–$7,000 fully installed including diamond-grind prep, primer, colour coat, and polyaspartic topcoat. Amenity rooms and gym spaces are priced similarly. Parking level systems are quoted separately based on the commercial-grade system required.
Are epoxy floors safe in a residential condo — VOC and fumes?
Our condo-specific systems use low-VOC water-borne epoxy primers and base coats, with a polyaspartic topcoat that is essentially odour-free after application. VOC levels meet Ontario Regulation 419/05 limits for residential areas. We recommend airing the suite for 24 hours after topcoat application, but neighbouring suites are not affected. We do not use solvent-based systems in occupied residential buildings.

Epoxy Flooring in Toronto Condos: Logistics, Finishes, and What to Expect

Toronto's condo market is one of the densest in North America — over 300,000 condominium units in the City of Toronto alone, with towers concentrated in the downtown core, Etobicoke, North York, and Mississauga. Epoxy flooring has become increasingly popular in condo suites as an alternative to hardwood (prohibited in many condo declarations due to sound transmission), tile (cold, grout-maintenance intensive), and carpet (stains, allergens). Concrete epoxy eliminates grout maintenance, resists spills, and transforms a bare slab into a luxury surface in a single weekend.

Luxury Suite Finishes — Metallic and Decorative Epoxy

Metallic epoxy is the most popular condo suite finish we install in Toronto's downtown core. The hand-applied metallic pigment layer creates a flowing, three-dimensional appearance — marble, ocean wave, or geode — that is unique to each floor. No two metallic epoxy floors are identical. The polyaspartic topcoat produces a high-gloss depth that photographs beautifully and requires only a damp mop to maintain. For a 700 sqft suite, the project typically completes over one weekend, making it one of the most impactful and least disruptive suite renovations available.

Amenity Room and Gym Floors in Toronto Condos

Condo amenity rooms and fitness centres see higher traffic and heavier loads than individual suites. Gym floors require a system that can handle dropped weights, rubber equipment feet, and constant foot traffic without scuffing or delaminating. We specify quartz broadcast epoxy or rubber-chip epoxy systems for gym and fitness applications — both provide superior impact resistance and cushioning compared to thin decorative coatings. Party rooms and lounge spaces are well-suited to the same solid-colour or decorative systems used in suites, at a slightly higher commercial-grade build thickness.

Condo Parking Garage Systems in Toronto

Underground condo parking levels in Toronto present a specific set of challenges: road salt tracked in from GTA roads, concentrated oil and hydraulic fluid from vehicles, high tyre wear loads, and limited ventilation for coating fumes. Our parking level systems use solvent-free polyurea or high-build epoxy applied in phased sections so half the level remains accessible at all times. Anti-slip aggregate is broadcast into the topcoat, and line marking is re-applied after the coating cures. Contact (647) 692-2131 for a parking level assessment.
