What Is Metallic Epoxy Flooring?
Metallic epoxy is a two-component resin system — epoxy base and hardener — blended with ultra-fine metallic pigment powders before application. Unlike solid-colour epoxy, which produces a flat, uniform surface, metallic epoxy creates a three-dimensional, light-refracting effect that shifts appearance depending on viewing angle and lighting. The result looks closer to polished stone, liquid metal, or a swirling galaxy than anything you'd expect from a floor coating.
The metallic effect comes from the pigment particles suspended in the resin. As the epoxy self-levels and the pigments flow and settle, they create organic, non-repeating patterns. No two metallic epoxy floors look exactly alike — which is partly what makes them so desirable for high-end residential and commercial spaces. Every installation is unique to the specific space, the ambient temperature during application, and the techniques used by the applicator.

Why Metallic Epoxy Is Harder to Install Correctly
This is something most contractors won't tell you: metallic epoxy is the most technically demanding epoxy system to install well. The visual drama of the finish means every imperfection — every lap mark, uneven colour blend, or inconsistent texture pattern — is fully visible in the final floor. There's nowhere to hide application mistakes.
The application requires a specific sequence of tools and timing. After the base coat is poured, the installer works with a squeegee to spread the material evenly, then switches to a short-nap roller to begin manipulating the metallic pigment flow. A propane torch or heat gun is used in specific passes to release trapped air bubbles and, critically, to influence how the metallic pigments move and create the wave, swirl, or vein patterns. The torch timing, angle, and speed all affect the final visual result — too slow and you burn the surface; too fast and you don't achieve the effect.
Our metallic installation crew trains specifically on this system. We don't rotate general epoxy applicators onto metallic jobs. Our Metallic Epoxy Installation Process
Step 1 — Concrete Preparation
We begin with diamond grinding of the concrete slab — the same surface preparation standard we use for all epoxy systems. This opens the concrete's pores, removes laitance, and creates the mechanical bond profile the epoxy requires to adhere correctly. For metallic epoxy especially, a perfectly level, smooth, and clean substrate is critical: any high spots, contamination, or pinholes in the concrete will show in the final metallic finish. We fill all cracks, divots, and low spots with epoxy filler and feather-sand level before any coating is applied.
Step 2 — Moisture Testing
Metallic epoxy systems have zero tolerance for moisture vapor. We test every slab with a calcium chloride vapor emission test and a relative humidity probe before committing to the system. If the slab exceeds 3 lbs/1000 sq ft/24hr emission rate, we install a moisture mitigation primer before proceeding. This is a step many contractors skip — and it's why metallic floors delaminate at high rates when installed incorrectly.
Step 3 — Base Coat Application
We apply a 100% solids epoxy base coat in the primary metallic colour. This provides the depth background that the metallic pigment blends will reflect off. Application is by squeegee and back-roller to achieve even coverage at the correct film thickness — typically 16–20 mils for the base.
Step 4 — Metallic Blending and Manipulation
While the base coat is still wet and in its working window, we introduce the metallic pigment blend and manipulate the material using a combination of squeegee passes, roller work, and controlled heat application. This is the step that creates the visual effect. Our crew works methodically across the floor, creating the swirl, vein, or wave patterns specified in the design brief. Temperature, humidity, and the epoxy's pot life all affect how the material behaves — which is why experienced eyes and hands matter here.
Step 5 — Clear Topcoat
After the metallic coat has fully cured (minimum 24 hours), we apply a UV-resistant polyaspartic or urethane topcoat. This is what protects the metallic finish from abrasion, chemical exposure, and UV yellowing. We apply it in two coats at 3–4 mils per coat. The topcoat sheen level — high gloss, satin, or matte — is chosen based on the client's preference and the space's lighting. Most residential luxury applications use high gloss; some commercial spaces prefer satin to reduce glare.

Metallic Epoxy Care and Maintenance
One of the practical advantages of metallic epoxy is how easy it is to maintain. The seamless, non-porous surface prevents dirt from embedding in grout lines or surface texture. Daily care is as simple as dust mopping or sweeping to remove grit (which, left on the surface, can abrade the topcoat over time), followed by damp mopping with a neutral pH cleaner. We recommend pH-neutral floor cleaners — avoid bleach, ammonia-based products, and anything acidic, which can dull the topcoat over time.
We apply a non-slip broadcast to the topcoat on all metallic floors as a standard — metallic finishes with high-gloss topcoats can be slippery when wet without this. The broadcast is fine enough that it doesn't visually detract from the metallic effect but provides meaningful traction under bare feet or in wet conditions.
With proper care, a metallic epoxy floor with a quality topcoat will maintain its appearance for 15–20 years in residential applications and 10–15 years in light commercial use. At the end of that life, the floor can typically be re-topcoated rather than fully replaced — extending the investment significantly.
